Metal vs. Asphalt Roofing: A 20-Year Total-Cost Breakdown

Asphalt wins the checkout line; metal often wins the mortgage. The gap between them is smaller than the sticker price suggests once you count asphalt's second (and third) roof. Here's the honest 20-to-50-year math.

Compare a metal roof and an asphalt roof on install day and it looks like a rout: asphalt is roughly half the price, sometimes less. But a roof is not a one-time purchase you make once and forget. Asphalt shingles wear out on a clock, and if you stay in the house long enough, you buy that roof again. Metal usually doesn't ask twice. The real question isn't "which is cheaper today" -- it's "which is cheaper over the years I'll actually own this house." This breakdown runs the numbers over 20, 40, and 50 years so you can see exactly where the gap narrows, and where it flips.

Upfront installed cost: the gap everyone sees first

On a typical single-family home, architectural (dimensional) asphalt shingles run about $5,500 to $14,000 installed, and a metal roof runs about $9,000 to $25,000+. The spread is wide because "metal" covers everything from budget exposed-fastener panels to premium standing-seam and stamped-metal profiles.

Metal is slower to install, demands specialized crews, and punishes cut corners around valleys, penetrations, and flashing. Here's the insight the upfront price hides: over a 40-to-50-year horizon, you buy an asphalt roof roughly twice. One metal roof spans the same stretch that eats two -- sometimes two and a half -- asphalt roofs. That second asphalt roof is the hinge the entire cost comparison swings on, and it's the number most "metal costs double" takes quietly leave out.

The 40-year total-cost example, worked out

Take a representative home: about 2,000 sq. ft. of living space and roughly 24 roofing squares once you account for pitch and overhangs. We'll price a mid-grade architectural asphalt roof against a mid-grade standing-seam steel roof, hold the house constant, and follow the money for 40 years. Replacement costs are shown in nominal dollars assuming about 3% annual cost inflation -- real roofing prices have climbed at least that fast lately -- and we fold in realistic maintenance. Read the table as a race, not a snapshot. For the first two decades asphalt is decisively ahead -- if that's your whole ownership window, the cheaper roof is simply the cheaper roof. The lines converge around year 25 when the asphalt owner writes a second five-figure check, and by year 40 metal has pulled clearly ahead. Push to 50 years and it isn't close: asphalt is staring down a third roof while the metal roof is only now approaching the end of its rated life.

Two honest caveats. First, this ignores the time value of money -- $20,900 spent in year 25 is less painful in present-value terms than $20,900 today, which softens metal's win somewhat. Second, it assumes both roofs actually hit their rated lifespans; a cheap metal install or a premium 50-year "lifetime" asphalt product can move these lines. The shape of the story holds, but plug in your own numbers before treating it as gospel.

The factors that don't show up on the invoice

Energy savings (real, but modest)

A reflective, coated ("cool") metal roof bounces solar heat instead of soaking it up, trimming cooling load. The Department of Energy and ENERGY STAR put cool-roof cooling savings in the range of roughly 7-15% of cooling costs, with peak-demand reductions higher. On our example home that's maybe $100-$150 a year -- call it $4,000-$6,000 over 40 years. Meaningful, but not by itself the reason to go metal. Note two things: bare, unpainted metal is a poor cool roof (low emittance), so the benefit lives in the coating, not the metal; and the payoff is largest in hot, cooling-dominated climates.

Insurance and resale

Many insurers offer premium discounts for impact- and fire-resistant metal roofs, especially in hail and wildfire regions -- ask your carrier for specifics, as it varies widely by state and product. On resale, the picture is nuanced: Remodeling's Cost vs. Value data consistently shows asphalt recouping a higher percentage of its cost (mid-60s%) than metal (around 50-60%), largely because metal's higher price is harder to recover. But metal typically adds more total dollars of resale value and is a stronger selling point in severe-weather markets. High ROI percentage is not the same as most money in your pocket.

Maintenance, noise, and denting

Metal is lower-maintenance day to day -- no granule loss, better wind and fire performance -- but repairs, when needed, are more specialized. Two persistent myths deserve a flat answer: modern metal roofs installed over solid decking and underlayment are not noticeably louder in rain than asphalt, and quality steel or aluminum panels resist hail denting far better than people assume (though soft aluminum and cheaper gauges can dent under large hail). Cosmetic denting is a real consideration only for the lightest products in the worst hail belts.

Installer availability

Every roofer installs asphalt; far fewer do metal well, especially standing seam. Thinner competition means less price pressure and more variance in quality. A botched metal install leaks and looks it -- get multiple bids and check standing-seam references specifically.
